Posts: 218 (01/23/08 12:34 PM) Reply Quote More My Recent Posts Message Me Connection Blocking Invite Ignore User's Posts	Tags : None I have purchased a condo at Acqua Flamingos and I am supposed to be taking possession the end of May. The developer has their lawyers that are dealing with the closing etc. and I am wondering if I should be getting my own lawyer to represent me or if their lawyer is safe enough. The process seems quite different in Mexico and I don't really know how it works. Any info on this topic would be helpful. Can someone tell me how long does it normally take from the time the papers are signed to get the keys. Also, I understand that Maria O'Connor is working for someone else now, and I am wondering if she takes on any side work, if I should need her assistance. If anyone has been by the Acqua site lately, any progress updates would be greatly appreciated. Thanks very much Susan

Scroll down to Venetian. You will probably find many of the opinions for which you are looking. If you think you need a lawyer, you do. The developer's lawyer is not your friend and in no way should you be influenced by his opinion on any subject. The developer's lawyer is the friend of the one who pays him. Most likely that is not you. Maria O'Connor now works for Tropicasa Realty. Not knowing anything about your contract, it seems odd that you have completed your payments and now you calmly wait until May (long after the season is over) to take possession. Review the Venetian posts.

We thought the guys we saw there were squatters I wouldn't think any unit would be finished anytime soon I would think it would be a couple of years before it would be completely finished The sign says for 99k to 2,500,000 to be completed May 08 Yea right They had a sales area and that was the only thing that any semblence of being real but no one was there other than big pillows under a white canopy and 2 big chairs out front The stairs to the canopy were loose and I almost lost my balance The pool looks like a joke Next time we will take pictures and I will email them to you Too bad you paid them. If we add anything else I will when we walk by again

If you are not paying for the legal advice, you are not very likely to be receiving the manner of legal advice and informed perspective which will best serve your interests. This is a major purchase. Obtain the best legal services possible; one with a proven track record in Mexican real estate. Seek out objective assessments of the thoroughness and quality of their work. This really is "an ounce of prevention is worth a pound of cure" issue. Best wishes for your endeavor. And yes, it sure would be nice if the condo were finished now. We had -47 here in Calgary with the wind chill a couple of days ago.brrrrrrrrrrr. No verbiage or commentary. Just a bunch of artists's renderings of the development. The rendering for the pool looks great. This would indicate that C21 and perhaps other realtors were selling units there. So, you ought to be able to get some kind of information from those realtors, although that information should be taken with a high degree of skepticism. Your best way to judge the progress of the develpment is to see it for yourself. Your second best way to to see photos taken by an uninvolved person or a fellow purchaser. Your worst way to judge progress is to see pictures taken by the developers or realtors. It would be interesting to know if there was a realtor involved in your purchase. Or, did you buy it through the developer's sales staff?

In fact I just emailed her about 2 weeks ago about our renewals and got prompt emails back from her. Please try riedesser@prodigy.net.mx They have an office at the very back of Plaza Marina. Marla then moved back to the States and said that the Realtors for the development would look after all of us. Since then Acqua has had Del Moral and now Century 21 as their sellers. I was down in November to see how things are coming along and they were digging for the pools and putting in the floor tile. The construction process is so different there from where I live that it is quite hard to really know what stage they are at. It just looks like a big cement skelton to me. There is a new site www.acquavallarta.com.mx with new pictures, actually drawings.............. This has been a long wait for sure, but I believe it will get finished, just when is the question. Not much I can do, other than get some legal advice and wait. Thank you all for the info and any other would be greatly appreciated. Susan

They have been involved in a development called El Caprichio on Priscilla Sanchez behind Sams We used Marla Hoover as our agent also. She actually worked for Tropicasa and then went to G3Mex and ended up being a friend after she screwed us on our first purchase. We actually went to see El Caprichio and she was going to buy there until she found out that the owner of Century 21 was the developer and she backed off and told us to back off immediately as there were only a few places finished but the frames were built for the other units much the same as Acqua Flamingos You have to been concerned when even the pool isn't finished. The first thing these developers do is finish the pool to get you to buy. Sorry if its bad news but we will get some pictures for you and you can email them to Jessica and get her opinion We used Jessica as our Notary on our purchases but using her as your notary is different than hiring her as you attorney You're right theres not much you can do but wait and hope and pray

Most likely Marla Hoover got her full sales commission before she took off. That means no other realtor is going to be too anxious to help Calgarian Suzy. However, I think it would be well worth your time to call Giovanna and tell her your story. That way she will know that you exist, you are concerned and you are watching. If you are getting a lawyer hired anytime soon the lawyer should advise you on making that call. All Giovanna's contact info is on her website.

When we where first looking for properties, Marla Hover was someone we were working with - she very strongly encouraged us to look at the Acqua Flamingos properties - we were very interested, but decided to buy something already built as we did not want to wait for several years for our vacation home. I had no idea Marla moved back to the States - in fact I had an email from her (though it was at least 2 months ago) about properties for sale in PV. We had thought the location of the AF looked nice and the price sure was great. I certainly hope this all works out for you. Please let us know.
